Case No. BOA-2015-7. Address: West side of 100 Block of N. 3rd Street (LePique & Orne Architects). Four (4) Requests. 1st - Request to increase the number of dwelling units permitted on a 0.625 acre parcel of land from 11 dwelling units to 12 dwelling units (18 d.u./acre to 19.2 d.u./acre) as regulated in §400.270(C)(2), 2nd – Request to decrease the buffer adjacent to a residential zoning district from 15 ft. to 6 ft. as regulated in §400.270(G)(2), 3rd - Request to remove the requirement for a 6 ft. sight-proof fence or 6 ft. evergreen hedge along the commercial side of the buffer as required in §400.270(G)(2)(a&b), and 4th - Request to reduce the number of required trees within the residential buffer from 6 trees to 3 trees as required in §400.270(G)(2) of the City of St. Charles Code of Ordinances. The zoning for the subject property is CBD Central Business District. (Ward 1) 2. Case No. BOA-2015-10. Address: 1115 and 1117 S. Main Street (Sheri Steffens). Three (3) Requests. 1st - Request to decrease the buffer adjacent to a residential zoning district from 15 ft. to 0 ft. as regulated in §400.210(D)(10)(b), 2nd – Request to reduce the number of required trees within the residential buffer from 5 trees to 0 trees as required in §400.210(D)(10)(b), and 3 rd – Request to remove the requirement for a 6 ft. sight-proof fence or 6 ft. evergreen hedge along the commercial side of the buffer as required in §400.210(D)(10)(b)(1 &2) of the City of St. Charles Code of Ordinances. The zoning for the subject property is HCD Historic Commercial District.
