BOARD OF ADJUSTMENT AGENDA NOVEMBER 7, 2016 BOARD OF ADJUSTMENT: Dr. James Hood, Chair Edmund Johnson, Vice-Chair Nancy Corbin, Secretary Don Garrison, Jr. Marita Malone Brian Andrzejewski, Alternate Maureen Bouxsein, Alternate Richard Alferman, Alternate In accordance with Chapter 400 (Zoning Code) of the Code of Ordinances of the City of St. Charles, Missouri, notice is hereby given that the Board of Adjustment will conduct a public hearing on Monday, November 7, 2016, at 6:00 p.m. on the fourth floor of City Hall in the City Council Chambers, 200 North Second Street in St. Charles, Missouri for the purpose of giving interested parties and citizens an opportunity to be heard on the following matters: Call to Order and Call the Roll 1. Case No. BOA-2016-19. Address: 604 South Main Street (Austin & Ali Warren). Request to increase the maximum size of wall/building mounted signage from 16 square feet to 116.08 square feet (approx. 8.29 ft. tall by 14 ft. wide) as required in §400.1830(A)(2)(a) of the City of St. Charles Code of Ordinances. The zoning for the subject property is HCD Historic Commercial District within the SMPD South Main Preservation District Overlay (Ward 2). THIS ITEM WAS ORIGINALLY SCHEDULED FOR THE SEPTEMBER 12TH MEETING. THE APPLICANT REQUESTS THAT THIS ITEM BE TABLED UNTIL THE NOVEMBER 7, 2016 BOARD OF ADJUSTMENT MEETING. 2. Case No. BOA-2016-23. Address: 2272 & 2274 North Village Drive (Steve Stegman). Six (6) Requests for the division of an existing parcel into two properties. 1st – Request to decrease the minimum lot size from 9,000 sq. ft. to 5,178 sq. ft. for Lot 5A and 2 nd – Request to decrease the minimum lot size from 9,000 sq. ft. to 5,186 sq. ft. for Lot 5B as required in §400.160(E)(1) of the City of St. Charles Code of Ordinances; 3rd – Request to decrease the minimum lot width from 75 feet to 37.43 feet for Lot 5A and 4 th – Request to decrease the minimum lot width from 75 feet to 37.57 feet for Lot 5B as required in §400.160(E)(2) of the Board of Adjustment Agenda 1 City of St. Charles Code of Ordinances; 5th – Request to decrease the minimum side yard (east) setback from 7 feet to 0 feet for Lot 5A and 6 th – Request to decrease the minimum side yard (west) setback from 7 feet to 0 feet for Lot 5B as required in §400.160(E)(5)(b) of the City of St. Charles Code of Ordinances. The property is zoned R-2 Two Family Residential District (Ward 5). 3. Case No. BOA-2016-24. Address: 1 Glazer Way (Warren Sign Company). Request to permit advertisement/identification for Directional Signs as prohibited in §400.1520(A)(2) of the City of St. Charles Code of Ordinances. The property is zoned I-2 Heavy Industrial District (Ward 8). 4. Case No. BOA-2016-25. Address: 1005-1015 South Fifth Street (Richard Zander). Two (2) Requests. 1st - Request to increase the maximum height of a freestanding sign from 6 feet to 15 feet as regulated in §400.1560(A)(1), and 2nd – Request to increase the maximum size of a freestanding sign from 24 square feet to 55 square feet as regulated in §400.1560(A)(1). The zoning for the subject property is C-2 General Business District within the T4-NMX Neighborhood Mixed-Use District (Ward 2).
