BOARD OF ADJUSTMENT AGENDA DECEMBER 5, 2016 BOARD OF ADJUSTMENT: Edmund Johnson, Vice-Chair Nancy Corbin, Secretary Don Garrison, Jr. Marita Malone Maureen Bouxsein Brian Andrzejewski, Alternate Richard Alferman, Alternate In accordance with Chapter 400 (Zoning Code) of the Code of Ordinances of the City of St. Charles, Missouri, notice is hereby given that the Board of Adjustment will conduct a public hearing on Monday, December 5, 2016, at 6:00 p.m. on the fourth floor of City Hall in the City Council Chambers, 200 North Second Street in St. Charles, Missouri for the purpose of giving interested parties and citizens an opportunity to be heard on the following matters: Call to Order and Call the Roll 1. Case No. BOA-2016-26. Address: 2288 North Village Drive (Habitat for Humanity). Six (6) Requests for the division of an existing parcel into two properties. 1 st – Request to decrease the minimum lot size from 9,000 sq. ft. to 7,054 sq. ft. for Lot 2A and 2 nd – Request to decrease the minimum lot size from 9,000 sq. ft. to 6,925 sq. ft. for Lot 2B as required in §400.160(E)(1) of the City of St. Charles Code of Ordinances; 3 rd – Request to decrease the minimum lot width from 75 feet to 40 feet for Lot 2A and 4 th – Request to decrease the minimum lot width from 75 feet to 40 feet for Lot 2B as required in §400.160(E)(2) of the City of St. Charles Code of Ordinances; 5th – Request to decrease the minimum side yard (east) setback from 7 feet to 0 feet for Lot 2A and 6 th – Request to decrease the minimum side yard (west) setback from 7 feet to 0 feet for Lot 2B as required in §400.160(E)(5)(b) of the City of St. Charles Code of Ordinances. The property is zoned R-2 Two Family Residential District (Ward 5). 2. Case No. BOA-2016-27. Address: 211 Perry Street (Mathew Barker). Request to increase the maximum size of an accessory structure (garage) from 50% of the ground floor area of the home (518 sq. ft.) to 61.8% (640 sq. ft.) as regulated in §400.530(A)(7) of the City of St. Board of Adjustment Agenda 1 Charles Code of Ordinances. The zoning for the subject property is CRD-II Single-Family Residential District (Ward 2) 3. Case No. BOA-2016-29. Address: 625 North Main Center (St. Charles Properties). Request to amend the maximum site coverage from 90% to 100% for a proposed PD-MU, Planned Development Mixed Use District as regulated in §400.850.F(2) of the City of St. Charles Code of Ordinances. The zoning for the subject property is I-2 Heavy Industrial District also within the FPD Frenchtown Preservation District overlay (Ward 1). 4. Case No. BOA-2016-30. Address 1201 South Fifth Street (Civil Engineering Design Consultants). Four (4) Requests for the development of a commercial property. 1st – Request to permit two (2) principal structures on one (1) lot as regulated in §400.110(A) of the City of St. Charles Code of Ordinances; 2nd – Request to decrease the minimum front yard setback for parking areas from 25 feet to 2 feet as required in §400.220(D)(8)(a) of the City of St. Charles Code of Ordinances and 3rd – Request to decrease the minimum landscape buffer adjacent to right-of-way from 15 feet to 2 feet as required in §400.700(J)(2)(a) of the City of St. Charles Code of Ordinances; 4th – Request to decrease the minimum landscape buffer adjacent to a parking perimeter from 5 feet to 3 feet as required in §400.700(J)(3)(a) of the City of St. Charles Code of Ordinances. The zoning for the subject property is C-2 General Commercial District (Ward 2). 5. Administrative Item. Proposed Approval of the 2017 Meeting Dates and Deadlines Adjournment The next meeting of the Board of Adjustment is scheduled for Monday, January 9, 2017 on the fourth floor of City Hall in the City Council Chambers, 200 N.
