In accordance with Chapter 400 (Zoning Code) of the Code of Ordinances of the City of St.
Charles, Missouri, notice is hereby given that the Board of Adjustment will conduct a public
hearing on Monday, January 9, 2017, at 6:00 p.m. on the fourth floor of City Hall in the City
Council Chambers, 200 North Second Street in St. Charles, Missouri for the purpose of giving
interested parties and citizens an opportunity to be heard on the following matters:
Call to Order and Call the Roll
1. Case No. BOA-2016-31. Address: 3030 & 3050 West Clay Street (Landmark Sign Company).
Request to decrease the minimum tenant panel size for a freestanding identification sign
from 8 square feet to 3.4 square feet as required in §400.1720(A)(4)(b) of the City of St.
Charles Code of Ordinances. The property is zoned C-2 General Business District (Ward 6).
2. Case No. BOA-2016-32. Address: 409 Empire Drive (Mark Meixner). Request to reduce the
required rear yard setback for a deck from 19 feet to 14 feet as required by §400.620(A)(4)
of the City of St. Charles Code of Ordinances. The subject property is zoned R-1D Single
Family Residential District (Ward 8).
3. Case No. BOA-2016-33. Address: 716 Washington Street (Stephen W. Douglas). Two (2)
Requests 1st -Request to increase the maximum size of an accessory structure (garage) from
50% of the ground floor area of the home (360 sq. ft.) to 100% (720 sq. ft.) as regulated in
§400.530(A)(7) of the City of St. Charles Code of Ordinances. 2nd – Request to decrease the
minimum side yard setback from five (5) feet to two (2) feet as regulated in §400.530(A)(3)
of the City of St. Charles Code of Ordinances. The zoning for the subject property is R-1E
Single-Family Residential District within the Extended Historic Preservation District overlay
(Ward 1).

4. Case No. BOA-2016-34. Address: 1301 & 1323 Boone’s Lick Road (Clayton Engineering).
Request to reduce the required front yard setback along Interstate 70 frontage from twenty
five (25) feet to fifteen (15) feet as required in §400.190(E)(6)(a) of the City of St. Charles
Code of Ordinances. The zoning for the property is O-I Office Institution District (Ward 2).
5. Case No. BOA-2016-35. Address: 711 Veterans Memorial Parkway (Lawrence Group –
Michael Marcinkiewicz). Five (5) Requests for new signage. 1st – Request to increase the
height of a building-mounted sign from thirty-five (35) feet to fifty-two (52) feet as required
in §400.1490(A)(4) of the City of St. Charles Code of Ordinances; 2nd - Request to increase
the total square feet of allowable building mounted signage from 150 square feet to 200
square feet as required in §400.1720(A)(1) of the City of St. Charles Code of Ordinances; 3rd
– Request to increase the number of freestanding identification signs per frontage from one
(1) sign to two (2) signs as required in §400.1720(A)(3)(a) of the City of St. Charles Code of
Ordinances; 4th – Request to increase the maximum height of an additional freestanding
sign from 6 feet to 10 feet 10 inches as regulated in §400.1560(A)(1); and 5th – Request to
increase the maximum size of an additional freestanding sign from 24 square feet to 79
square feet as regulated in §400.1560(A)(1) of the City of St. Charles Code of Ordinances.
The property is zoned PD-C Planned Development Commercial District (Ward 3).
