In accordance with Chapter 400 (Zoning Code) of the Code of Ordinances of the City of St.
Charles, Missouri, notice is hereby given that the Board of Adjustment will conduct a public
hearing on Monday, February, 2017, at 6:00 p.m. on the fourth floor of City Hall in the City
Council Chambers, 200 North Second Street in St. Charles, Missouri for the purpose of giving
interested parties and citizens an opportunity to be heard on the following matters:
Call to Order and Call the Roll
1. Case No. BOA-2017-1. Address: 631 McDonough Street (Michael H Ilges). Two Requests. 1 st
- Request to increase the maximum height for a fence located within a front yard setback
from 4 feet to 6 feet as required by §400.550(A)(2)(a) of the City of St. Charles Code of
Ordinances. 2nd – Request to construct a sight proof fence within the required front yard as
prohibited by §400.550(A)(2)(b)(2) of the City of St. Charles Code of Ordinances. The
Property is zoned R-1E Single Family Residential District and is within the Extended Historic
Preservation District Overlay (Ward 2).
2. Case No. BOA-2017-3. Address: 130 Gamble Street (Lindenwood University). Request to
approve the re-issuance of a nonconforming use permit for the continuation of apartments
and dormitory uses on the subject property. A public hearing before the Board of
Adjustment is required to consider the re-issuance of this nonconforming use permit per
§400.790(B) because a protest signed by neighboring property owners was received. The
zoning for the subject property is R-1E Single Family Residential District within the Extended
Historic Preservation District. (Ward 9).
