In accordance with Chapter 400 (Zoning Code) of the Code of Ordinances of the City of St.
Charles, Missouri, notice is hereby given that the Board of Adjustment will conduct a public
hearing on Monday, April 10, 2017, at 6:00 p.m. on the fourth floor of City Hall in the City
Council Chambers, 200 North Second Street in St. Charles, Missouri for the purpose of giving
interested parties and citizens an opportunity to be heard on the following matters:
Call to Order and Call the Roll
1. Case No. BOA-2017-4. Address: 1455 Fairgrounds Road (City of St. Charles - Doug Wood).
Request to reduce the required front yard setback for a covered front porch from twenty
five (25) feet to fifteen (15) feet as regulated by §400.190(E)(6)(a) of the City of St. Charles
Code of Ordinances. The Property is zoned O-I Office Institution District (Ward 2).
2. Case No. BOA-2017-5. Address: 920 Hemsath Road (Matthew Pirtle). Two requests.1 st-
Request to construct an additional freestanding identification sign along Hemsath Road as
prohibited by §400.1720(A)(4) of the City of St. Charles Code of Ordinances. 2 nd - Request to
decrease the minimum tenant panel size for a freestanding identification sign from 8 square
feet to approximately 1 square foot as required in §400.1720(A)(4)(b) of the City of St.
Charles Code of Ordinances. The zoning for the subject property is C-2 General Business
District (Ward 4).
3. Case No. BOA-2017-6. Address: 1360 S Fifth Street (John Mueller). Three Requests. 1 st -
Request to increase the maximum height for a freestanding identification sign from seven
and eight tenths (7.8) feet to eight (8) feet as previously approved by the Landmarks Board.
2nd - Request to increase the maximum area for a freestanding identification sign from fifty

eight (58) square feet to sixty (60) square feet as previously approved by the Landmarks
Board. 3rd- Request to reduce the required landscape area for a freestanding identification
sign from two hundred forty (240) square feet to two hundred (200) square feet as
regulated by §400.1560(A)(3). The Property is zoned C-2 General Commercial District (Ward
2).
4. Case No. BOA-2017-7. Address: 416 Tompkins Street (Michael Coffey). Request to increase
the maximum size of an accessory structure (garage) from 50% of the ground floor area of
the home (497.5 sq. ft.) to 98.2% (976.29 sq.ft) as regulated in §400.530(A)(7) of the City of
St. Charles Code of Ordinances. The Property is zoned R-1E Single Family Residential District
and within the EHP Extended Historic Preservation District (Ward 2).
5. Case No. BOA-2017-8. Address: 626 Riverview Lane (Glenn Grotegeers). Request to increase
the maximum size of an accessory structure (shed) from 50% of the ground floor area of the
home (529.74 sq. ft.) to 68% (720 sq.ft) as regulated in §400.530(A)(7) of the City of St.
Charles Code of Ordinances. The Property is zoned R-1C Single Family Residential District
(Ward 1).
