BOARD OF ADJUSTMENT AGENDA June 12, 2017 BOARD OF ADJUSTMENT: Edmund Johnson, Chair Don Garrison, Jr., Vice-Chair Nancy Corbin, Secretary Marita Malone Maureen Bouxsein Brian Andrzejewski, Alternate Richard Alferman, Alternate In accordance with Chapter 400 (Zoning Code) of the Code of Ordinances of the City of St. Charles, Missouri, notice is hereby given that the Board of Adjustment will conduct a public hearing on Monday, June 12, 2017, at 6:00 p.m. on the fourth floor of City Hall in the City Council Chambers, 200 North Second Street in St. Charles, Missouri for the purpose of giving interested parties and citizens an opportunity to be heard on the following matters: Call to Order and Call the Roll 1. Case No. BOA-2017-11. Address: 317 North Kingshighway (Stephen Hollander – S.J. Hollander Architect). Five requests. 1st - Request to vary the minimum lot size from 10,000 square feet to 7,125 square feet as required by §400.170(E)(1) of the City of St. Charles Code of Ordinances. 2nd - Request to decrease the minimum lot width from 75 feet to 50 feet as required in §400.170(E)(2)(a) of the City of St. Charles Code of Ordinances. 3 rd – Request to vary the front yard setback from twenty-five (25) feet to eighteen (18) feet as required in §400.170(E)(5)(a) of the City of St. Charles Code of Ordinances. 4 th – Request to vary the side yard setback from seven (7) feet to zero (0) feet as required in §400.170(E)(5)(b) of the City of St. Charles Code of Ordinances. 5 th - Request to vary the maximum density permitted from 18 units per acre to 18.29 units per acre as required in §400.170(E)(7) of the City of St. Charles Code of Ordinances. The Property is zoned C-2 General Business District and within the EHP Extended Historic Preservation District (Ward 7). 2. Case No. BOA-2017-12. Address: 2259 Cournier Street (Chris DeGuentz - Fischer & Frichtel Homes LLC). Request to decrease the required side yard setback for a single-family residence within the Villages of Provence subdivision from five (5) feet to 4.8 feet as Board of Adjustment Agenda 1  regulated in Ordinance 15-146 and as recorded in Plat Book 48, Page 397 of the St. Charles County Recorder of Deeds. The Property is zoned PD-R, Planned Development District (Ward 7). THE APPLICATION HAS BEEN WITHDRAWN. 3. Case No. BOA-2017-13. Address: 1721 Zumbehl Road (Sue Winter – Warren Sign Company). Request to increase the maximum sign area for a freestanding identification sign from twenty four (24) square feet to thirty one (31) square feet as regulated within §400.1560(A)(1) of the City of St. Charles Code of Ordinances. The Property is zoned C-2 General Business District (Ward 4). 4. Case No. BOA-2017-14. Address: 205 Tompkins Street (John E. Spiker). Request to reduce the required side yard setback for an attached garage from five (5) feet to one (1) foot as regulated by §400.280(C)(6) of the City of St. Charles Code of Ordinances. The Subject Property is zoned CRD-2 Central Residential District and is within the EHP Extended Historic Preservation District (Ward 2).
