In accordance with Chapter 400 (Zoning Code) of the Code of Ordinances of the City of St.
Charles, Missouri, notice is hereby given that the Board of Adjustment will conduct a public
hearing on Monday, June 10th, 2019, at 6:00 p.m. on the fourth floor of City Hall in the City
Council Chambers, 200 North Second Street in St. Charles, Missouri for the purpose of giving
interested parties and citizens an opportunity to be heard on the following matters:
Call to Order and Call the Roll
1. Case No. BOA-2019-06. Address: Lot 17A of the Resubdivision of Lot 17 of Fountain Lakes
Commerce Center Plat 3 (Cliff Heitmann – Bax Engineering Co). Request to decrease the
required front yard parking setback from thirty five (35) feet to twenty nine (29) feet as
regulated in §400.250(E)(9)(a) of the City of St. Charles Code of Ordinances. The property is
zoned I-2 Heavy industrial District and within the WHP Wellhead Protection District (Ward
8).
2. Case No. BOA-2019-07. Address: 3550 West Clay Street (Cliff Heitmann – Bax Engineering
Co). Request to decrease the setback from a residential district for open pen associated
with Petropolis Pet Resort from two hundred (200) feet to fifteen (15) feet as regulated in
§400.230(B)(2) of the City of St. Charles Code of Ordinances. The property is zoned C-3
Highway Business District (Ward 6).

3. Case No. BOA-2019-08. Address: 2300 North 3rd Street (Premier Design Group). 3 requests.
1st request to decrease the required front yard building setback from twenty five (25) feet
to ten (10) feet as regulated in §400.220(D)(5)(a) of the City of St. Charles Code of
Ordinances. 2nd request to decrease the required front yard parking setback from twenty
five (25) feet to two (2) feet as regulated in §400.220(D)(8)(a) of the City of St. Charles Code
of Ordinances. 3rd request to decrease the required number of required off-street parking
spaces from fifteen (15) spaces to ten (10) spaces as regulated within §400.670 of the City
of St. Charles Code of Ordinances. The property is zoned C-2 General Business District (Ward
1).
4. Case No. BOA-2019-09. Address: Lynnbrook Drive (Parcel IDs #3-0003-3280-00-
0001.3000000 and #3-0003-3280-00-0001.3100000) - Walter Wolanski. Request to
decrease the required minimum site size for a Planned Development District from five (5)
acres to two and two tenths (2.2) acres as regulated in §400.840 of the City of St. Charles
Code of Ordinances. The property is zoned C-2 General Business District (Ward 4).
