Case No. BOA-2019-10. Address: 803 Madison Street (Mary Jane and Gerald W. Beasley). 3 Requests. 1st request to decrease the minimum lot area from nine thousand (9,000) square feet to five thousand (5,000) square feet as regulated in §400.160(E)(1) of the City of St. Charles Code of Ordinances. 2nd request to decrease the minimum lot width from seventy five (75) feet to fifty (50) feet as regulated within §400.160(E)(2) of the City of St. Charles Code of Ordinances. 3 rd request to decrease the minimum lot depth from one hundred and twenty (120) feet to one hundred (100) feet as regulated within §400.160(E)(3) of the City of St. Charles Code of Ordinances. These variances are being requested to accommodate a future request to rezone the property to “R-2” Two-Family Residential District. The property is zoned C-2 General Business District (Ward 1). 2. Case No. BOA-2019-12. Address: 2756 McClay Road (Fischer and Frichtel Custom Homes, LLC). Request to decrease the minimum landscape buffer width from a commercial or industrial use or district from thirty (30) feet to thirteen (13) feet as regulated in §400.850(E)(7)(b) of the City of St. Charles Code of Ordinances. Address: 42 Ellen Drive (Darren and Karen Bond). Request to decrease the minimum lot width at the building line from one hundred (100) feet to seventy five (75) feet as regulated in §400.150(E)(2)(a) of the City of St. Charles Code of Ordinances. The property is zoned R- 1C Single Family Residential District (Ward 8). 4. Case No. BOA-2019-11. Address: West Randolph Street – Parcel ID #6-006A-3280-00-0007.3 (All Above Development, LLC). Request to decrease the minimum landscape buffer width from a commercial or industrial use or district from thirty (30) feet to five (5) feet as regulated in §400.850(E)(7)(b) of the City of St. Charles Code of Ordinances. The property is zoned PD-R Planned Development - Residential District and is within the Villages of Provence subdivision (Ward 7).
