Case No. BOA-2019-13. Address: 2300 North 3rd Street (Premier Design Group). 2 requests. 1st request to decrease the required front yard parking setback from twenty five (25) feet to eleven (11) feet as regulated in §400.220(D)(8)(a) of the City of St. Charles Code of Ordinances. 2nd request to decrease the width of a required landscape area not adjacent to public right-of-way from five (5) feet to two (2) feet as regulated within §400.700(J)(3)(a) of the City of St. Charles Code of Ordinances. The property is zoned C-2 General Business District (Ward 1). 2. Case No. BOA-2019-14. Address: 912 Jefferson Street (Frederick T. Dyer). 2 Requests. 1st Request to decrease the required side yard setback from fifteen (15) feet to zero (0) feet along the eastern property line as regulated in §400.190(E)(6)(b) of the City of St. Charles Code of Ordinances. 2 nd Request to decrease the required landscape buffer width along the north, east, and west property lines adjacent or across the street from a residential zoning district from fifteen (15) feet to zero (0) feet as regulated in §400.190(E)(10)(b) of the City of St. Charles Code of Ordinances. These variances are being requested to accommodate a future request to rezone the property to O-I Office Institution District. The property is zoned R-1E Single Family Residential District within the EHP Extended Historic Preservation District (Ward 1). Board of Adjustment Agenda 1 3. Case No. BOA-2019-15. Address: 4 Foxbend Court (Keith Schneider). Request to decrease the minimum setback for a fence located in a front yard on a corner lot from ten (10) feet to zero (0) feet as regulated in §400.550(A)(2)(a)(2)(d) of the City of St. Charles Code of Ordinances. The property is zoned R-1E Single-Family Residential District (Ward 6). 4. Case No. BOA-2019-16. Address: 504 Concordia Lane (Bruce Donaldson). Request to decrease the rear yard setback for a room addition from twenty-five (25) feet to twenty-one (21) feet as regulated in §400.150(E)(5)(c) of the City of St. Charles Code of Ordinances. The property is zoned R- 1E Single Family Residential District (Ward 7).
