Call to order and call the roll. 2. Approve the minutes of the December 21, 2015 Planning and Zoning Commission regular meeting. NO ITEMS ON THE CONSENT AGENDA. VARIANCE FROM SUBDIVISION CODE: 3. Case No. BA-2016-1. (Bax Engineering) An application for a subdivision variance (§405.300) from the City of St. Charles Subdivision Code §405.200(B), specifically to permit the subdivision of a commercial lot without frontage on a public or private street. The two properties affected by the boundary adjustment are 3.89 acres and are located in Ward 3. SITE PLAN: 4. Case No. SP-2015-53. (JDC Property Group, LLC) An application for a Site Plan approval for two (2) new office/warehouse buildings within the I-2 Heavy Industrial District, specifically to construct a 194,750 sq. ft. building on proposed Lot 5A and a 180,000 sq. ft. building on proposed Lot 5B along the west side of Charbonneau Drive (formerly Schattdecor Drive) and just north of  Highway 370. The subject area, including common ground detention lake, is approximately 30.747 acres and is located in Ward 8. SITE PLAN: 5. Case No. SP-2015-54. (John Dirnberger – Drury Development Corporation) An application for a Site Plan approval for a new building within the PD-MU Planned Development-Mixed Use District, specifically to construct a 180 room hotel with meeting space and a 2 level parking garage on Block 3000 of the Streets of St. Charles at the northeast corner of Beale Street and Mulholland Drive. The subject area is approximately 2.62 acres and is located in Ward 3. ADMINISTRATIVE: 6. Election of Chair, Vice-Chair and Secretary for 2016.
