STERLING HEIGHTS HOUSING COMMISSION
May 8, 2012
Call To Order by President Miller at 6:05 p.m.
Pledge of Allegiance and Invocation.
Roll Call. Present: Miller, Suwinski, Venetis and Walker. Also Present: Executive Director
Stephanie Burgess, Regional Manager Sabrina Gaddy, Service Coordinator Kristen Kovach,
Associate Public Housing Manager Sheryl Miller, and Maintenance Supervisor Jim Francis.
Approval of Agenda. Moved by Suwinski, support by Venetis, to approve agenda as submitted.
Ayes: All.
Approval of Minutes. Moved by Venetis support by Walker, to approve the minutes as
amended to reflect the correct meeting date of April 10, 2012. Ayes: All.
Executive Director Report.
Ms. Burgess announced that Mr. James Dunlop had passed away.
Ms. Burgess advised that the resident’s concerns related to the speed of vehicles in the parking
lot had been relayed to the Sterling Heights Police Department. They have agreed to post a speed
trailer in the parking lot in order to determine if further action is necessary.
Ms. Burgess provided follow-up pertaining to a resident’s suggestion to include a sitting area
outside of the laundry room. After viewing the area it was determined that this would not be
feasible as congregating in the hallway could prove to be disruptive to apartments adjacent to the
laundry facility.
Monthly Financial Reports.
Moved by Suwinski, support by Walker to approve the March 2012 Monthly Operating
Summaries. Ayes: All.
Moved by Suwinski, support by Walker to approve the March 2012 Section 8 Voucher Program
Operating Summaries. Ayes: All.
Service Coordinator Report.
The Service Coordinator assisted 26 residents in April. Programs for the month included an
Easter Luncheon.
Public Housing Report.
Schoenherr Towers was 100% occupied with 33 applicants on the waiting list, 25 leasing calls
received. Marketing action was taken through the City of Sterling Heights website and newsletter
and Craig’s List.
Section 8 Report.
Currently all vouchers are leased and/or issued.
Maintenance Report.
There were 10 emergency service requests, 49 year-to-date. There were 141 service requests,
1,043 year-to-date. Two service requests were outstanding.
Business.
1. Monthly Management Reports. Moved by Venetis,
support by Suwinski to approve the monthly
management reports as presented by Fourmidable.
Ayes: All.
2. Housing Assistance Program Register & Utility Payables.
Moved by Suwinski, support by Walker to approve the
Housing Assistance payments as presented by Fourmidable.
Ayes: All.
3. Canopy Roof Replacement. Moved by Suwinski, support by
Venetis, to award the canopy roof replacement contract
to Royal Roofing Co. in the amount of $6,800. Ayes: All.
4. Office HVAC System Project – Moved by Venetis, support
by Swinski, to award the Office HVAC System Project contract
to Goyette Mechanical to in the amount of $22,251.00.
Ayes: All.
5. Unit Turn Painting Program – Moved by Venetis, support
by Swinski, to award the Unit Turn Painting Program contract to
Gold Star Painting in the amount of $450.00 per unit. Ayes: All.
6. Unit Turn Carpet/Vinyl – Moved by Suwinski, support by
Venetis, to award the Unit Turn Carpet/Vinyl Program contract
to Sherwin-Williams in the amount of $1,118.83 per unit.
Ayes: All
7. Water Closet Replacement - Moved by Venetis, support by
Suwinski, to award the Water Closet Replacements contract
to Goyette Mechanical in the amount of $30,726.00. Ayes: All
8. 2012 PHA Plan & Annual Statement/Performance
and Evaluation Report – Moved by Suwinski, support by
Walker, to approve the 2012 PHA Plan & Annual
Statement/Performance and Evaluation Report as presented.
Ayes: All
Public Participation.
Ms. Burgess encouraged residents to consider volunteering to serve on the board for the Sterling
Heights Housing Commission. She stated that residents would be given preference for
appointment to the vacant seat if they applied within the next 30 days.
