MINUTES STERLING HEIGHTS HOUSING COMMISSION December 11, 2012 Call To Order by President Miller at 6:00 p.m. Pledge of Allegiance and Invocation. Roll Call. Present: Miller, Suwinski, Mattera and Walker. Absent: Venetis (excused) Also Present: Executive Director Stephanie Burgess, Regional Manager Sabrina Gaddy, Public Housing Manager Rachel Tononi and Maintenance Supervisor Jim Francis. Approval of Agenda. Moved by Mattera, support by Suwinski, to approve the agenda as presented. Ayes: All. Approval of Minutes. Moved by Suwinski, support by Walker, to approve the November 13, 2012 minutes as presented. Ayes: All. Executive Director Report. Ms. Burgess reported that a Smoke Free Housing survey would be distributed to residents. The deadline to submit a completed survey is December 26, 2012. Service Coordinator Report. The Service Coordinator assisted 22 residents in November. Additional activities included the Annual Thanksgiving Dinner for the residents. Public Housing Report. During the month of November Schoenherr Towers was 100% occupied with 45 applicants on the waiting list, 17 leasing calls received. Marketing action was taken through the Macomb County Housing sheet, internet, and the City of Sterling Heights website and referrals by current residents. There were 2 move-outs and 2move-ins. Section 8 Report. Currently all vouchers are leased and/or issued. Maintenance Report. During the month of October there were 7 emergency service requests, 16 year-to-date. There were 130 service requests, 312 year-to-date. There are no outstanding service requests. Special projects included: arrival of new benches. Business. 1. Monthly Management Reports. Moved by Suwinski, support by Walker to approve the monthly management reports as presented by Fourmidable. Ayes: All. 2. Housing Assistance Program Register & Utility Payables. Moved by Suwinski, support by Walker to approve the Housing Assistance payments as presented by Fourmidable. Ayes: All. 3. Home & Property Improvement Program - File RRA-2012-8 Bankruptcy Appeal Moved by Suwinski, support by Mattera to allow a variance from Section 6, Applicant Selection, of the Home & Property Improvement Guidelines, which requires denial of applicants who have filed for bankruptcy within the past seven years for file number RRA-2012-8. Ayes: All. 4. Emergency Housing Policy. Moved by Suwinski, support by Walker to approve the revised Emergency Housing Policy under resolution number 2012-12-1. Ayes: All. 5. Grievance Procedures. Moved by Suwinski, support by Walker to approve the revised Grievance Procedures under resolution number 2012-12-2. Ayes: All. 6. Pet Policy. Moved by Mattera, support by Suwinski to approve the revised Pet Policy under resolution number 2012-12-3. Ayes: All. 7. Petty Cash Policy. Moved by Suwinski, support by Walker to approve revised Petty Cash Policy under resolution number 2012-12-4. Ayes: All. 8. Sale of Used Benches. Moved by Suwinski, support by Walker to approve the sale of used benches for the price of $365.00 under resolution number 2012-12-6. Ayes: All. 9. Utility Allowance. Moved by Mattera, support by Walker to approve the Utility Allowance under resolution number 2012-12-5. Ayes: All. Public Participation. None Adjourn.
