SPECIAL BOARD OF ADJUSTMENTS MEETING
CITY OF TOMBALL, TEXAS
THURSDAY, DECEMBER 10, 2015
6:00 P.M.
1.0 The meeting was called to order by Vice Chairman Brett Tynes at 6:00 p.m. Other members
present were:
Board Member Jarmon Wolfe
Board Member Bill Hemby
Board Member April Gray
Alternate Board Member Christine Roquemore
Chairman John Ford – Absent
Others present:
Community Development Director – Craig Meyers
City Planner – Harold Ellis
Assistant City Planner – Amelia Lindley
City Attorney – Loren Smith
Community Development Coordinator – Kim Chandler
2.0 No Public Comments were received.
3.0 Harold Ellis, City Planner, announced there will be no meeting on January 14, 2016.
4.0 Motion was made by Board Member Wolfe, second by Board Member Gray, to approve the
Minutes of Special Board of Adjustments Meeting of November 12, 2015.
Motion carried unanimously.
5.0 New Business:
5.1 Consideration to approve BOA Case P15-0134: Request by Ruth Zamudio for a
variance from Section 50-71 (d)(2)(b) of the Tomball Code of Ordinances to allow
for a single-family residence to have a 5-foot setback where a 15-foot setback is
required. The project site is approximately 0.08 acres, generally located at the
southwest corner of S. Chestnut St. and Holiday St., is zoned Single-Family 6
District, and is legally described as Lot 52 Block 68 Tomball.

The Public Hearing was opened by Vice Chairman Tynes at 6:03 p.m.
Harold Ellis, City Planner, presented the staff report and recommendation.
Applicant, Ruth Zamudio (11743 Northpointe Blvd.) spoke on behalf of the case.
John Holiday, Resident (414 S. Chestnut St., Tomball, TX 77375) spoke in
opposition of the request.
Jose Babajos, Resident (22518 Lain Rd., Spring, TX 77379) spoke in Opposition of
the request.
Alana Holiday, Resident (414 S. Chestnut St., Tomball, TX 77375) spoke in
Opposition of the request.
Hearing no additional comments, the Public Hearing was closed at 6:13 p.m.
Motion was made by Board Member Hemby, second by Board Member Wolfe, to
approve BOA CASE P15-0134. Vote was as follows:

Motion carried; 4 votes Aye and 1 Vote Nay.
6.0 Motion was made by Board Member Hemby, second by Board Member Gray, to adjourn.
Motion carried unanimously.
The meeting adjourned at 6:24 p.m.

Notice is hereby given of a meeting of the Board of Adjustments, to be held on Thursday,
December 10, 2015 at 6:00 p.m., at City Hall, 401 Market Street, Tomball, Texas 77375, for the
purpose of considering the following agenda items. All agenda items are subject to action. The
Board of Adjustments reserve the right to meet in a closed session for consultation with
attorney on any agenda item should the need arise and if applicable pursuant to authorization
by Title 5, Chapter 551, of the Texas Government Code.

2.0 Public Comments and Receipt of Petitions (At this time, anyone will be allowed to speak on
any matter other than personnel matters or matters under litigation, for length of time not to
exceed three minutes. No Board discussion or action may take place on a matter until such
