CALL TO ORDER
The November 8, 2018 Waunakee Housing Task Force was called to order by President Chris
Zellner at 5:30 p.m.
ROLL CALL
Present: Maria Patt, Adam Kreitzman, Robert McPherson, Nila Frye, Tom Wilson, Mary Ellen
Kearney, Mary Heimbecker, Susan Vergeront, Ellen Schaaf, Hanna Russell, Randy Guttenberg,
Chris Zellner, and Erin Moran
Absent: Sam Kaufmanm, Ashley Sliter, Karen von Huene, Michelle Nell, Jeffrey Tews, Patrick
Maly, Tiffanie Clark, and Brad Zeman

Session Three
AGENDA

Location: Community Room C, Village Center, 333 S. Madison Street, Waunakee WI 53597
Task Force Charge: The Village Board has created the Waunakee Housing Task Force to gain
a full understanding of the existing housing inventory in Waunakee, identify areas of realistic
housing need in which the Waunakee housing marketplace ought provide supply, and craft
potential policy modifications for consideration by the Plan Commission to address the identified
needs.
Pre-work:
1. Review Slide deck “Geography of Opportunity.”
2. Review Comprehensive Plan, Population, Household & Economic Trends and Forecasts: (pgs. 34‐
35); Housing (pgs. 42‐43)
Purpose (for today’s session):
1. Task Force members review working agreements and values statements
2. Understand projected regional growth patterns and commuting patterns in Dane County, and what
this means for Waunakee
3. Begin discussion about how Waunakee will address anticipated regional growth and increase in
commuting traffic. Discuss implications of developing a diverse housing mix on workforce availability
and in managing traffic.
Anticipated Outcomes:
1. Task Force members agree on how we work together and the values that guide the work.
2. Initial discussions on housing diversity begin to uncover relevant issues.

Discussion Questions:
1. What implications do regional growth projections have for the Waunakee community? How
should the community respond? What are options for addressing housing needs as well as assuring the
workforce for Waunakee’s growing business community?
2. As a part of the Capital region, what is the responsibility of the community to provide housing to
accommodate future population growth (as per projections)? What is the responsibility of the
community to provide workforce housing? Senior housing? Affordable housing?
3. What will be the impact of anticipated future commuting patterns on Waunakee? How can this
impact be mediated?
