Zionsville Architectural Review Committee - Meeting Minutes
Location: Virtual and In-Person
Tuesday, August 24th, 2021
ATTENDEES:

President Todd Rottmann opened the meeting at 8:02 am. A Quorum was present.
MEETING AGENDA:
A new agenda was reviewed. A motion to adopt the agenda was made by Mike Billig and seconded
by Cara Weber. Motion was approved unanimously.
MEETING MINUTES:
Meeting minutes were reviewed. A motion to adopt the agenda was made by David Rausch and
seconded by Mike Billig. Motion was approved unanimously.
REPORTS:
The ZARC Financials were reviewed for 2021. A Balance of $25,000 remains. 95 E. Oak St
(Nicholson Orthodontics), is requesting up to $25,824 which is also noted in the financial summary.
OLD BUSINESS:
1. Applicant 95 East Oak St (Nicholson Orthodontics)
Lindsey Phipps, Paul Kite, and Geoff Desmit represented Applicant
Committee reviewed updated plans, elevations, and schedule.
Review comments included:
i. Good improvements
ii. Black windows with charcoal trim and grey shingles. Applicant to submit color
selection for Committee Review.
iii. Committee recommended West elevation have individual punched windows in
lieu having trim above and below windows running horizontally and connecting
the windows.
iv. Doors to be painted black clad wood doors.
v. Committee recommended adding corner trim and trim around windows.
vi. Window jam and head trim width discussed.
vii. Overhangs with eves discussed.
viii.Touched on dumpster and trash cans. Committee had a previous project with
Lions Club. Committee mentioned to applicant it would be worth a discussion
with them regarding trash and dumpster sharing.
ix. Siding discussed. Existing has 4” and committee recommended 8” for new
addition. Do use smooth siding.
x. Committee will need to review doors, lights, windows, and colors as noted
above.
xi. Signage mentioned will probably be over the door. The Committee mentioned
the Applicant will want to review Zionsville town requirements for signage.
NEW BUSINESS:
Town mentioned that the Lions Clubs will be present at next Zionsville Town Council
meeting and wishes to show appreciation for Town supporting them in their recent
enhancements.
NEXT MEETING DATE:
The next meeting is scheduled for 8:00am, Tuesday, September 28th, 2021.
ADJOURN:
With no other new business, a motion to adjourn was made by Mike Billig at 8:51 am and seconded
by Carol Mullet. Motion was approved unanimously.
